When trying to sell an investment property, what are the pros and cons of having an open house as opposed to showing individually by appointments?
Personally, I think an open house, especially right before or as it goes live on MLS, is a good idea. Increases the odds you’ll get an offer early on.
After that, then it’s all individual appointments. I can’t see a negative to doing an open house.
Interesting question. I’m not sure if I know any reasons not to do an open house.
Are you selling yourself, or do you have an agent?
One trick I’ve seen some investors do is to do their own open house as soon as it’s ready, and then if they didn’t get any buyers, put it on the market with an agent.
