Most of the time, the properties I buy are overgrown, or have little to no landscaping. I’ve found that it doesn’t take much to give a house an owner occupied look with just a little bit of low-maintenance landscaping.
Slow-growth shrubbery and maybe a tree in front with mulched beds. The rest of the front and back can be grass, with the tenant responsible for mowing. Once a year I’ll throw down some new mulch and trim everything. That’s it.
I’ve found owners who do no landscaping at all, typically give the inside of the home the same level of attention. Gives me an advantage for getting quality tenants.
